FAQGeneral Building Questions
Q. How long does it take to Custom Build?
A. Once you have selected and approved your plan, with weather permitting the time from start to closing averages 4 months.
Q. What is required to start a Custom Home?
A. We require $1000.00 earnest money if you use our recommended lender (if you choose another lender more earnest money may be required) an approval letter and Good Faith Estimate from a quailty lender (see Mortgage Information under contractors), feel free to discuss this with us and we will help you through your mortgage lending process......please do not be intimidated we'll even make phone calls for you.
Q. Can we have contact with the builder during construction?
A. Absolutely, we do not hire superintendants. Craig is available to answer all your construction, warranty and general questions as needed.
Q. What if I need to sell my house before I can buy a new home?
A. We may be able to help! We can do a Comparable Market Analysis on your current house to find the "market value" , if you are satisfied with the analysis then in most circumstances we can list and sell your current house at reduced rates, putting $1000's in your pocket . Many of our new homeowners have enjoyed this easy process. References available upon request.
Q. We would like to do some of our own work is that possible?
A. Yes, however we would have to discuss some of the issues that affect cost and building process.
Q. Do we need to secure a construction loan prior to starting?
A. Not when building in one of our neighborhoods. In some cases on acre lots or if you own your property we may require a construction loan.
Q. How much does it cost to have a floorplan customized or prepared?
A. We offer that service free when you decide we are your choice to build your new home. We work your plan on site with our design software, will prepare a 3D elevation and have a pre-construction meeting where you can make changes right there with us. We want you to be part of the process to ensure your home meets your needs!
Q. How do we truly know what features we would be getting in our new home?
A. It's Simple! Everything on the inside of our Model Home (except the refrigerator) is included in every new home we build if you see it you get it! Some options have been added to the outside and are listed seperately.
Q. How can we track costs if we upgrade or have credits for features that have changed?
A. We keep a spreadsheet of itemized costs and credits that track all upgrade costs and credit refunds. It's updated as required and you can have copies emailed, printed or faxed to you at anytime. You will never be surprised at closing on the final purchase price.
Q. Do we get charged for making minor changes (change orders) during the building process?
A. No, as long as we know before that stage has started. The only time there would be any charge is if work has already been performed then you make a change and we must pay the contractor. Example: You chose a color of paint, after it's painted you don't like it, then we would charge for materials and labor as required to repaint.
After "Move In" Questions
Q. How often do the air filters need replaced and where are they located?
A. They should be replaced at least monthly, but more often if you find them extremely dirty. Use disposable filters like the ones first installed. The more expensive quilted type will not allow enough draw through for efficient cooling and heating. They are located in the large draw through vents located in the hall area ceilings. Q. Does the SOD need to be watered even in the winter? A. Yes, no matter what time of year the SOD should be watered and kept moist to ensure it roots well and lives. Q. My air conditioner is not blowing cold air. A. By turning the thermostat to cool the blower fan should come on, if cool air is not flowing check the circuit breaker box in the garage to ensure the breaker is on and your filters are clear. Q. If the garage door opener is not working how do I open the door? A. Pull down on the rope to dis-engage the chain, and then lift the door manually. Q. How do I get the tilt in windows to operate? A. Lift the window approximately 1 inch, pull in on the tabs and the window will tilt in for easy cleaning. Q. What type of cleaner should be used for the woodwork? A. Keep your woodwork clean and treated by occasionally cleaning with Murphy’s Oil Soap or like product. Q. How do I use the water manifold system?
A. When you have the need to turn off one of your water inlets to the house, just put the Red Key located on the top of the system to the inlet desired and turn approximately 1/4 turn. To turn the water off in the entire home just turn the valve (lever) directly below the panel to the down position. Q. Where can I get touch up paint?
A. We normally leave your original paint buckets in the attic, however over time the paint may not hold consistancy or pigmentation. For best results you may want to take your old buckets to the KWAL store in Norman and they should be able to match the color by using the attached formula on the bucket.
